Project Summary

The Elephant Park H7 development, by Lendlease, is an innovative new high-rise residential building, providing 424 apartment homes in the heart of this vibrant, upbeat, eco-friendly, and creative space. The development comprises a combination of affordable, luxury and build-to-rent apartments. These spacious and beautifully crafted apartments feature contemporary interiors and exceptional natural lighting. Each apartment integrates smart-home technology, providing easy energy management and enhancing the overall living experience. The 424 apartments were completed with Resipoint’s prefabricated packaged utility rooms, implemented alongside M&E contractors Cilantro.

Project Overview

Resipoint worked with M&E contractor Cilantro to supply our prefabricated packaged utility rooms for all 424 apartments in the Elephant Park H7 high-rise development, by Lendlease. Each of the 424 packaged utility rooms was fitted and installed with the following components:

  • Heat Interface Unit (HIU)
  • Mechanical Ventilation Heat Recovery (MVHR)
  • Tenant valve for isolation and metering of incoming water
  • Consumer unit
  • Cables terminated with plug-and-play adapters
  • UFH Pipework and connections
  • Domestic water manifold
  • Space provision for telecommunication services
  • Meter board enclosure
  • Laminated floor with skirting Anti-tip devices for safety on site
  • Waste pipework for washing machine, MVHR & HIU

These contemporary apartments boast a spacious design, utilising parkland views and natural lighting to create oneness with the green outdoor spaces that define Elephant Park. To complete this vision, the developer required a utility room solution capable of providing all the utility necessities of a modern apartment while having minimal impact on the spacious design. As industry leaders in the design and manufacture of packaged utility rooms, Resipoint was able to provide the optimal solution for our clients.

Following a consultation with our client, Resipoint’s expert PUR design team developed a compact, prefabricated utility room that housed all the requested utility components. To accommodate the client’s requirements, Resipoint designed the utility room unit so that all connections (including cables, MVHR ducts and pipework) could be terminated from outside the unit. Finally, a suspended vinyl floor, with removable covers that allowed easy access to the UFH pipework; was incorporated into the design to suit the apartments’ floor make-up and heating requirements.

After designing and manufacturing a bespoke utility unit that met all of our client’s needs, Resipoint provided a solution to ensure the smooth logistics of the 424 units. For this project, each utility unit needed to be individually craned into position, requiring several logistical and safety considerations. The team at Resipoint were no stranger to the logistical requirements of this challenge, having previously assisted with a similar packaged utility room installation procedure for a previous client. Our team liaised with the necessary parties to provide the necessary structural calculations, certificates, and bespoke lifting gear for a smooth and safe delivery of our units.
