Project Summary

Resipoint worked with contractors, Hollybrook Homes, to provide 172 prefabricated packaged utility rooms (PURs) for an award-winning high-rise development in Burnt Mills, Harlow. The property development took place on a key gateway site in Harlow as part of a £50 million regeneration scheme. The development site is strategically located among essential amenities, including schools, healthcare, retail, and transport links to London. Incorporating eco-friendly materials, energy-efficient utilities and community spaces were fundamental aspects of this project, as the end goal was to provide sustainable, family-friendly homes for residents. The finished high-rise features 172 high-quality modern homes suited to various family sizes and lifestyles. Hollybrook Homes, renowned for delivering quality residential projects, won several awards from the National House-Building Council for the outstanding quality of the Burnt Mills development, including the NHBC Regional Award for the High-Rise Category.

Resipoint were approached by contractor, Hollybrook Homes, to manufacture prefabricated packaged utility rooms for all 172 modern, family-friendly flats with the Burnt Mills high-rise development. Our quality assurance, sustainable production and attention to safety made Resipoint the ideal supplier to work with on a project development where quality, safety and design were top priorities. In partnership with Hollybrook Homes, Resipoint successfully designed, manufactured and delivered 172 packaged utility rooms, fitted and installed with the following components:

  • NIBE air source heat pump
  • Main isolation valve for the apartment
  • UFH pipework, wiring centre and connections
  • Waste pipework for the washing machine 
  • Consumer unit
  • Space provision for telecommunication services
  • Internal ceiling, smoke detector, light and access hatches
  • A worktop above the washing machine

The Burnt Mills was developed to provide sustainable, high-quality, family-friendly homes for residents in Harlow. When sourcing a suitable utility room solution, our client required a product that also met these standards. Designed and manufactured in the UK, with a compact design that allows for more efficient transport and delivery, packaged utility rooms are a highly sustainable option for contractors. Furthermore, our professional PUR design team every packaged utility room with careful attention to functionality, safety and aesthetics, making them an ideal choice for all types of high-rise residential projects.

Attention to safety and functionality was crucial while working with Hollybrook Homes on this project. The utility rooms were required to accommodate an NIBE air source heat pump, a highly efficient and eco-friendly heating solution. However, these heat pumps are reasonably heavy and require sufficient structural support to be transported securely. In line with the sustainability and safety goals of the development project, Resipoint’s team worked to design a utility room that could safely accommodate and support the heavy air-source heat pump.

One major challenge our team faced was the delivery and placement of the units. Each unit needed to be individually craned into position, requiring a number of logistical and safety considerations. Resipoint assisted with all necessary structural calculations, certificates and manufacture of bespoke lifting gear, resulting in the smooth and safe integration of our units.

Resipoint met the logistical demands and rigorous safety requirements of this project with enthusiasm, successfully delivering all 172 packaged utility rooms, and contributing to the overall success of the Burnt Mills Regeneration Project. Since the completion of Burnt Mills, Resipoint has agreed to produce units for another development project by Hollybrook Homes, Transport House, located in Dagenham.
